Greenspire Apartments

Greenspire Apartments in Stoughton, Wisconsin, stands as a landmark in sustainable, affordable housing. At 78,486 square feet, the project modernized 92 apartments and common areas while residents continued to live on-site, a challenge that required exceptional coordination. Crews managed two move-ins and move-outs per day, staged material deliveries daily, and often worked in up to eight units at once to keep the project moving smoothly. Inside, every apartment received a complete renovation, giving residents fresh, modern living spaces with updated finishes and greater comfort. Renovation highlights also included adding insulation to every stud cavity, upgrading cathedral roof cavities without disturbing ceilings, replacing windows and doors in existing brick facades, and reworking ADA units with controlled dust containment. New Trex decking, updated exteriors, and refreshed common spaces elevated both appearance and function. The project’s most significant achievement was becoming the first LIHTC development in Wisconsin to reach net zero. Solar energy systems, upgraded insulation, high-performance windows, and energy recovery ventilation combined to dramatically reduce energy demand. Sustainability extended outdoors as well, with rain gardens, fruit trees, and vegetable gardens designed in partnership with Perma Culture. Greenspire Apartments sets a new standard for multi-family and sustainable living.
