About the Project

The IRH – Big Cedar project was a complex, fast-tracked build that required both precision and adaptability. Situated atop the rugged Ozark Mountains, construction began with extensive rock blasting to establish a buildable footprint for two residence halls, utility systems, and recreational amenities. Over 50,000 labor-hours were completed without a single recordable safety incident—a testament to Holtz Builders’ rigorous safety culture. Despite heavy rainfall, significant site constraints, and late scope additions, such as a soccer field and basketball court, the team achieved substantial completion in April and full occupancy by July, meeting the resort’s critical staffing deadlines. Collaboration with Big Cedar Lodge leadership and stakeholders was integral, as construction sequencing was carefully phased to allow early move-in for employees while final exterior and site work continued. Innovative problem-solving was applied to overcome remote terrain challenges, including the installation of water storage tanks, a pump house with chlorination systems, and uphill sewer pumping infrastructure. Through careful planning, efficient subcontractor management, and merit-based opportunities for local trades, the project delivered a high-quality facility that blended seamlessly with the resort’s rustic aesthetic. The result is a housing complex that elevates employee well-being and showcases Holtz Builders’ ability to execute under demanding conditions.
