The Treetop Villas at Mirror Lake exemplify Holtz Builders’ ability to turn one of the region’s most complex sites into a world-class retreat. Perched on a 4-acre bluff, the three 1,799 sq. ft. villas and one 3,658 sq. ft. grand villa feature cantilevered bedrooms, soaring fireplaces, curtain walls, and decks that overlook sandstone cliffs and Mirror Lake. Holtz self-performed 66% of the total labor-hours, completing the 12-month build without a single recordable incident. Despite significant weather delays, steep grades, and a small laydown area, the team maintained momentum through innovative scheduling, just-in-time deliveries, prefabrication, and even panelizing walls offsite during downtime. Extensive collaboration with the owner and design partners allowed the team to adapt quickly to design changes, most notably the re-engineered glass curtain wall in the grand villa, which became a signature feature. By strategically sequencing trades and maintaining rigorous quality control through Procore and line-item tracking, Holtz delivered the project within budget while creating a one-of-a-kind guest experience. The villas now stand as both a regional landmark and a demonstration of how determination, ingenuity, and partnership can overcome extraordinary challenges.
