The Bayview project was completed in three phases to avoid resident displacement. Phase II began with residents moving from two existing residential buildings to the newly constructed Phase I units. Vacating the existing buildings allowed for demolition to clear space for Phase II. Phase II began in October 2022 and includes a three-story, 25-unit wood frame apartment building and construction of two townhome buildings (6- and 7-unit). Additionally, a 12,153-square-foot Community Center was constructed which shares underground parking with the 25-unit apartment building. The two-story Community Center features structural steel and cross-laminated timber (CLT) construction and a green roof element. Bayview prioritizes sustainability, to which the architect (TKWA), mechanical designers (Design Engineers), and Horizon employed green building practices, the use of energy-efficient equipment, and green manufactured products to the greatest extent possible to ensure the client’s objectives were met. All buildings on the campus are Green Built Certified, townhome buildings are Energy Star Certified. The Community Center is slated to be the first Passive House Institute US (PHIUS) Certified building in Madison. Overall, this redevelopment project aims to provide sustainable housing while fostering cultural pride and strengthening community ties in the Bayview neighborhood.
