City Center Apartments

City Center is a four-story, 40-unit, multifamily building with underground parking on a compact site in downtown Brillion. Eco-friendly features include water-saving fixtures, EcoSmart drywall, hydronic heat and zip wall sheeting. Prior to the project start, Northcentral Construction worked with the owner to value engineer the building that initially came in over budget. Being located between three streets and the parking lot to the City Building and an operating retail store created challenges. The contractor also had to ensure the safety of children from a nearby school. Utility lines were not where plans indicated and were entangled in the roots of trees near the road. To preserve the lines, a crane was used to support trees, while a hydro excavator removed dirt to hand cut roots. The contractor also had to deal with a concrete foundation form wall blowing out. The project was completed in just over one year despite many weather challenges and supply issues from the pandemic.
