Corporate Contractors, Inc. (CCI) and their build-team have transformed a vacant Beloit, Wisconsin, foundry space into Henry Dorrbaker’s Pub & Play, an exciting new downtown destination for Hendricks Commercial Properties. The 15,900 sq. ft., five-month renovation overcame floodplain restrictions, zoning variances, and tight site conditions. The project showcases creativity, innovation, and craftsmanship at every turn. The venue blends modern entertainment with Beloit’s proud industrial heritage. Features include a commercial kitchen, an indoor bar, and entertainment zones with duckpin bowling, a retro arcade, mini golf, racing simulators, and more. The design celebrates history through reclaimed materials: foundry doors, Beloit Corp. locker faces, a vintage drill press, salvaged dairy pavers, and historic signage. Unique finishes include drum sets repurposed as light fixtures and cassette tape feature walls. Complex site challenges required dewatering wells, an underground detention system, and over 100 truckloads of fill. Sections of concrete flooring were removed to install plumbing and two miles of PVC conduit, while structural updates introduced reinforced steel, a new main entry, and windows. Outside, a 5,500 sq. ft. patio features a stage repurposed from an old Beloit Corp. trailer, fire pits, lawn games, and a massive American flag crafted from hardwood foundry patterns, which honors Beloit’s proud manufacturing past.
