The Grain, a pioneering mass timber development in downtown Delafield, Wisconsin, exemplifies environmental responsibility and urban revitalization. Developed by Hendricks Commercial Properties, built by Corporate Contractors, Inc. (CCI), designed by Johnson Design and engineered by StructureCraft, the project transformed a neglected corner lot into two four-story landmarks. The structures integrate 60,000-sqft. of office, 18,000-sqft. of retail and underground parking. The project utilized innovative mass timber building techniques, including dowel-laminated timber (DLT), which helps speed up construction compared to traditional steel methods. DTL panels are optimized for horizontal spans and can be prefabricated off-site. Despite challenges such as bad soils removal, utility rerouting and delays in material deliveries, especially the wood beams and columns from Austria and decking from British Columbia, CCI and the build-team remained flexible and seamlessly adapted with creative solutions. These included a custom water tank system and a steel H-pile shoring system for foundation stability. Strong coordination among subcontractors, along with CCI’s leadership, ensured a smooth, safe completion. The Grain is now a community landmark, embodying both aesthetic beauty and cutting-edge mass timber construction methods and is poised to provide significant economic and social benefits to the area showcasing Delafield’s commitment to sustainable, high-quality development.
